Listings come from owners, agents, developers and our own records. The information is believed to be reliable and is not guaranteed. Prices, availability, sizes, fees, taxes and features can change without notice. Check every detail yourself before you decide.

When you list a property you state that the content is yours or that you are authorised to publish it, photographs included, that what you wrote is true and that it does not infringe anyone's rights.

You give us a non-exclusive, royalty-free licence to show, reproduce, adapt and promote that content on the site and in our marketing while the listing is published.

Listings are reviewed before they are shown, automatically and when needed by a person. We may edit, hold or remove any listing. You remain responsible for its accuracy, and you can edit, pause or delete it at any time.

Enquiries about your listing are sent to you by email, and our team receives a copy. Listing is free today; if that changes, you are told before any charge applies.

Agents in the directory are independent. Each one writes their own profile and answers for what it says and for the service they give. A profile is reviewed before it is shown, which is a check of the profile, not of the person.

The "Zihuatanejo Listings Verified" badge means one thing: the agent gave us the number of their licence under Guerrero's Ley Número 864 de Operaciones Inmobiliarias and a person on our team looked at it. It is not a guarantee of the agent's work, and it does not make us a party to what you agree with them. An agent without the badge may be listed.

For developments, renders, plans and images are illustrative and may differ from what is built. Prices, availability and delivery dates are the developer's and can change at any time.

Nothing on this site is a binding offer to sell. A unit is bought from the developer under the developer's own contract, which you should review with your own lawyer before signing.

Using this site does not by itself create an agency, brokerage or fiduciary relationship between you and us. That exists only when a written representation agreement has been signed.

Zihuatanejo and Ixtapa are in the strip of coast where Mexico's Constitution restricts direct ownership by foreigners. A person who is not Mexican usually acquires a home there through a bank trust (fideicomiso), as the Ley de Inversión Extranjera allows. This is general information and not legal advice: a notary or a lawyer will tell you what applies to you.

Financing information is for reference only. We are not a bank or a lender, and approval depends on the institution that lends.

No return on an investment is guaranteed. Any figure or projection is illustrative. Take your own legal, tax and financial advice.

Rental prices and availability can change, and a rental is confirmed only in writing by us or by the owner.

A price is shown in the currency its owner set, with an estimate in the other currency at the exchange rate published by Banco de México for that day. The estimate is for reference. The currency and the amount in the contract are the ones that count.

The chat is automatic and can be wrong. It does not make offers or commitments on our behalf. Anything important is confirmed in writing by an advisor.

You are responsible for the truth of what you give when you create an account, for keeping your password to yourself, and for what is done with your account. We may suspend or close an account used against these terms, for unlawful purposes, or in a way that harms the site or other people.

You agree not to use the site for unlawful purposes, not to copy its content or data in bulk, not to try to reach any part of it without permission, and not to interfere with how it works.

The brand, the logo, the photographs and the content of the site belong to us or to those who licensed them to us, and are protected by law. You may not reproduce or distribute them, or make works from them, without written permission.

If you believe something on the site infringes your copyright, write to zihuatanejolistings@gmail.com with the work and where it appears, and we review it promptly.

The site links to other sites and services, such as developers' sites, WhatsApp and social networks. We do not control them and do not answer for their content or practices.

Nothing in these terms limits the rights that Mexico's Ley Federal de Protección al Consumidor gives you and that cannot be waived. The Procuraduría Federal del Consumidor (Profeco) is the authority for them.

To the extent the law allows, we are not liable for losses that come from inaccuracies in listings, technical problems, the site being unavailable, errors in information given by others, or emails that fail to arrive. The site is provided as it is, without guarantees of any kind.

You agree to hold us harmless from claims, damages and reasonable costs that arise from your breach of these terms or from the content you publish, including a claim that your photographs or information infringe someone's rights.

We may update these terms. The current version is always on this page with its date, and using the site after a change means accepting it. If a part of these terms is found invalid, the rest stays in force.

These terms are governed by the federal laws of Mexico and the laws of the State of Guerrero, where the properties on this site are. Any dispute goes to the competent courts of Zihuatanejo de Azueta, Guerrero, without affecting the rights the law gives a consumer.
