Privacy notice

Last updated: October 2026

Zihuatanejo Listings (zihuatanejolistings.com) is a website of Alessandro Sartor Myatt, who does business as Vallarta Listings Real Estate. He is the party responsible for your personal data. This notice says what the site collects, what it is used for and what you can ask of us. It is the privacy notice (aviso de privacidad) that Mexican law requires.

What we collect

When you send a form: your name, your email, your phone number if you give it, and what you write.

When you create an account: your name, your email, your phone number if you give it, and your password, which is stored scrambled and which we cannot read. If you sign in with Google we receive your name, your email and your Google photo, never your Google password.

When you list a property: what you write about it, its photographs, where you place it on the map, and the contact details you choose to show.

When you write an agent profile: your name, photograph, company, WhatsApp number, languages and what you write about your work. If you ask for the verified badge, also the number of your Guerrero state licence.

When you save a property, the list of what you saved. When you use the chat, what you write in it and the page you were on.

We do not ask for sensitive data, such as financial, health or official identification details. Please do not send them through the site or the chat.

What we use it for

To do what you asked: answer your enquiry, arrange a visit, publish your property or your profile, keep your account, and send you the emails that go with those things (a confirmation, a notice that your listing is live, a link to set your password).

To keep a record of our conversations in the customer system our advisors work in. It is the same system Vallarta Listings uses, because it is the same business.

To keep the site safe and working: stopping automated abuse, finding errors.

These are the purposes the service needs. Two others are not needed for it and you can refuse them by writing to us: measuring how the site and our advertising perform, and sending you news about properties, which we only do if you ask for it.

Enquiries go to the owner or the agent

When you ask about a property that an owner or an agent listed, or write to an agent from their page, your name, your email and your message are also sent to that owner or agent so they can answer you. Our team receives a copy.

What is published

A listing and an agent profile are public once they pass review: the description, the photographs, the place on the map and the contact details you chose to show. You can edit, hide or delete them from your account, or ask us to.

The review is automatic. A listing or a profile is checked by rules and by an AI model (Claude, by Anthropic), which receives its text and photographs for that purpose. When it cannot decide, a person on our team looks at it.

WhatsApp and phone

If you write to us on WhatsApp or give us a phone number, we use it to answer you there. WhatsApp's own privacy policy applies to those messages. We record which page a WhatsApp button was pressed on, not who pressed it.

The chat assistant

The chat on the site is automatic. Its answers are written by an AI model (Claude, by Anthropic) from what is on the site. It is not a person and it can be wrong; an advisor confirms anything important in writing.

We keep what you write and what it answers, with the page you were on. Your messages are sent to Anthropic to produce each answer; Anthropic processes them for us and does not use them to train its models. If you give the chat your name, phone or email, we keep them as an enquiry and someone on our team may contact you.

Visit counts and cookies

The site counts its own visits: which page was opened, from what kind of device, and roughly how it was reached. To tell one visitor from another it sets a cookie with a random number, kept for 180 days, that does not say who you are. Owners and agents see the totals for their own listing or profile (how many visits, how many contact clicks), never who visited.

Other cookies keep you signed in. Your language and your light or dark preference are kept in your browser and stay on your device.

We also use Google Analytics, loaded through Google Tag Manager, and may use Google's and Meta's advertising tags to measure our advertising. These tools set their own cookies and share usage data with Google and Meta. You can limit them in your browser's cookie controls, in Google's ad settings and in Meta's ad preferences. Blocking them does not affect your use of the site.

Protection against bots, maps and errors

Forms are protected by Cloudflare Turnstile, which tells people from automated programs. It receives technical signals from your browser, such as your IP address and device characteristics, only for that purpose.

The maps are drawn with OpenStreetMap's images, so your browser asks OpenStreetMap's servers for them and they see your IP address.

When the site fails, a report of the error is sent to Sentry, our error-monitoring provider, so we can fix it.

Who we share it with

We do not sell your personal data. We share it only with the providers that make the site work, and only as far as they need it: Google (sign-in and analytics), Meta (advertising measurement), Cloudflare (bot protection), Anthropic (the chat and the automatic review), Sentry (errors), our hosting, database, file storage and email providers, and WhatsApp.

With the owner or the agent you write to, as said above. And with an authority when the law requires it.

Where it is kept, and for how long

Our hosting and database providers are in the United States, so your data is processed and kept there as well as in Mexico.

We keep it while your account is open or while we need it to serve you and keep our records. Records of enquiries and transactions may be kept longer when legal or tax rules require it.

You can delete your account yourself at any time, from Account. That removes your account, your saved properties, your listings and your agent profile from the site. The enquiries you sent stay in our records without your account attached. If the same account is also used on Vallarta Listings, write to us and we delete it for you.

Security

We use reasonable technical and organisational measures: encrypted connections, scrambled passwords, and access limited to the people who need it. No method is completely safe, and we work to keep your data protected.

Minors

The site is not directed at people under 18 and we do not knowingly collect their data. If you believe a minor has given us information, write to us and we delete it.

Your rights

You can ask to see the personal data we hold about you, to correct it, to have it deleted, and to object to a use of it (the ARCO rights). You can also withdraw a consent you gave, and limit the use or disclosure of your data. These rights are set out in Mexico's Ley Federal de Protección de Datos Personales en Posesión de los Particulares, published on 20 March 2025.

To use them, write to zihuatanejolistings@gmail.com with your name, a way for us to confirm it is you, and what you are asking for. We answer within 20 days of receiving your request, as the law sets, and if it applies we carry it out within the following 15 days.

If you are not satisfied with our answer, you may go to the Secretaría Anticorrupción y Buen Gobierno, the federal authority for this law. If you visit us from another country, we handle an equivalent request the same way.

Changes to this notice

When this notice changes, the new version is published on this page with its date. If a change affects how your data is used in an important way, we tell you by email or with a notice on the site.
